What is a vacation self-catering apartment?
It is a well equipped apartment with all comforts and services, just like your own home. It is a convenient and suitable alternative solution stay to live in full freedom and autonomy. You will have more flexibility, and it is convenient for a group of people who are travelling together and having the feeling of being at your own home away from your home!

What are the advantages of a self-catering apartment?
Especially more convenience and flexibility. The cost always is less than an alternative stay in a hotel. You will have more room at your disposal and the kitchens are totally well equipped and will give you the chance to cook your meals by yourselves when you do not fancy to go out to a restaurant one night. If you have children, this is an ideal solution indeed. Another important advantage is the different sizes of the apartments so that they can accommodate from two to ten or more people. In addition, there is also the possibility to accommodate big groups in apartments located in the same building.

Where are they located?
Usually our apartments are located in the most prestigious areas in town, near to the metro stations and to other public transportations, to the restaurants and historic, artistic, cultural sites. Inside of each apartment there is always a map of the exact location of where you are.

How many people can be accommodated in an apartment?
The apartments have different sizes. They can accommodate from two to ten people or even more. In this way a family or a group of friends can stay pleasantly under "the same roof". In addition, many apartments are located in the same building and this can be a good chance to accommodate also "big groups".

What is it included in the apartment?
Each apartment is well furnished and well equipped including the kitchen with all furniture and electrical household appliances. There is always a TV, A CD player, hair drier, iron, ironing board and all other useful equipments to make the apartment very comfortable.
The list of all the equipments are detailed in a schedule that you can find in each apartment.

What is it included in the apartment cost?
In the price is included the rent of the apartment, as well as linen, towels, gas, water and electricity fees, air conditioning, heating and the agency fees.

Are Linen and towels included?
Yes. In the apartment that you have booked you will find bed linen, towels in the bathroom and in the kitchen for the number of people in the apartment.

Are the cleaning fees included in the price?
The cost of the linen, towels and final cleaning is found in each price list shown in each apartment. At your arrival you will find the apartment cleaned and equipped with bed linen and towels.

How do I kow if the apartment requested is available?
Filling in the inquiry form with the assistance of one operator. You will receive immediately an e-mail with all the availabilities details and the instructions for the booking procedure.

Are other services offered?
Yes, other services are offered upon request and they are detailed here:
- Transfer from the airport or from the Railway station to the apartment or vice versa with prestigious cars with drivers. This service is highly recommended as you will have the security to have someone waiting for you from the arrival at the airport and will provide you a suitable transfer to the apartment you have booked.
The price is more convenient than the alternative of taking a taxi.
- we arrange upon request, daily excursions in the outskirts of Rome (Castelli Romani, Tivoli Villa d'Este, Villa Adriana ecc.), in Umbria (Assisi, Orvieto ecc.), Pompei, Amalfi, Napoli etc. Please write to us and we will arrange everything.
- Additional cleaning or extra linen, towels change
- Professional baby sitting
- Other services according to your particular requirements, just ask.

What this the booking procedure?
To book the apartment is required an account payment of 20% of the total amount. You can book directly on line or through the assistance of an operator.

How do you pay the account?
Payments can be made by credit card directly on line, or by bank transfer and also with the payment by credit card you can be assisted by an operator. Payment by credit card is through Paypal, always on a safe server. The balance has to be paid cash upon the arrival at the apartment.

Are credit cards and travellers cheque accepted?
We accept credit cards through Paypal. We DO NOT accept travellers cheque.

Is it possibile to cancel a reservation?
Yes, under the following conditions:

  • Cancellation prior 60 days to the arrival, refund of 100/100 of the account
  • Cancellation prior 30 days to the arrival, refund of 50% of the account
  • Cancellation within 30 days of your arrival, no refund of the account.

Is it possible to modify a reservation?
YES, in case the guest has to reduce the number of the days of the rental period, the cancellation policy will not be applied.

Is a safety deposit required?
A safety deposit will be required for some apartments only and has to be paid cash upon the arrival. This deposit will be given back at the departure after an inspection to the accommodation. Please check the page of the apartment booked if it is required.

Is it possible to pay the balance by credit card or by cheque or by traveller's cheque?
NO. The balance will be paid CASH in Euro.

Is it possible to visit the apartment before the reservation?
The apartments are described in every details on the website, with the relevant pictures. Upon request, it is possible to visit the apartments before the reservation, unless they are occupied by other guests.

What happens if an apartment already booked is not available for a reason beyond control?
If a problem beyond our responsibility should occur and should make the stay of a guest in an apartment already booked impossible, it would be provided another apartment with same or more level of the one booked with no extra costs.

What is the check-in procedure?
Check-in is between 14:00 and 18:00. It is possible to agree in advance check-in in different hours time
In this case the charges will be:

  • - € 20 between 18:00 and 20:00
  • - € 35 after 20:00, on Sundays and on Public Holidays

The owner or someone in charge will wait for you at the apartment to give you the keys and receiving the balance due in cash. For any occurrences you can always contact us that numbers given during the booking procedure.

VERY IMPORTANT: We need the copies of the passports for each member of our group; they must be delivered to the person in charge who will meet you at the check-in and it will be put together with the rental contract. These copies are in compliance with the law. Please bring with you copies of your passports already made in advance as there are no copy machines in the apartments. In this way we will avoid loss of time and inconveniences.

What is the check-out procedure?
All the apartments must be cleared by 11:00AM the day of your departure. The key must be delivered to the person in charge who will inspect the apartment and checking any damages occurred.

Is it possible to go to the apartment before 14:00 or leaving it after 11:00?
For example if someone will arrive in Rome early in the morning...
Since the apartments have to be cleared by 11:00 the day of the departure, after that, it will be necessary to clean them and arrange them for the next arrival, and it will be difficult to arrange an arrival before 14:00. Anyway, in case of specific requirements for the departure or for the arrival, you are kindly requested to contact one of our operators who will be pleased to help you. We are very flexible and available to assist all our guests and make their stays more than pleasant.

Is it possible to extend the period of the stay after the arrival at the apartment?
Yes, it is possible, but we must be informed opportunely. If there are availabilities on the same apartment, the stay can be extended for the period of the booking. On the contrary, they alternatives of the same level will be proposed.

How do you book the transfer from/airport?
Our transfer service is 24/24 hours at your disposal. The driver will wait for you at the exit of the airport/railway station/port and he will drive you to the apartment that you have booked in 40/50 minutes.

Who do I need to contact in case of problems in the apartment during my stay?
All our contact numbers will be communicated to you during the booking procedure and at your arrival. We offer a 24/24 hours assistance.

Is there the possibility to have a cot in the apartment?
Yes, upon request. It would be better to inform us in advance, in order to prepare it before your arrival. The cost of the cot is € 20 for all your stay in the apartment.

What is the procedure for the delivery of the keys on the departure day?
Someone of our staff will be in charge for the collection of the keys and he/she will inspect if any damages have been occurred. He/she will give back the safety deposit required at the arrival.

What happened if your flight/train is late?
You are kindly requested to contact us as soon as you will know the time of your delay and consequently communicating new arrival time.

Are the apartments located in safe areas?
Yes, all our apartments are located in safe areas, there is no reason to be worried about. We will recommend you always to be careful in any case as in any other trips.
